"Preventive maintenance" means very different things to different contractors. Here is what a Chillex planned visit actually covers, so you can compare it against what you're currently paying for.

And What Isn't Covered — Stated Up Front
We'd rather you knew now than found out during a breakdown. Unless your contract specifically says otherwise, the following are quoted separately:
- Major component replacement — compressors, condensers, chillers, motors and coils
- Refrigerant gas top-up beyond the agreed allowance — and if a system needs repeated topping up, we'll tell you it needs a leak repair rather than quietly charging you for gas twice a year
- Damage from misuse, impact, flooding, power surges or third-party work
- Faults arising from pre-existing installation defects identified in our initial survey and not rectified
- Structural, civil and building work beyond the cooling system
- Water treatment chemicals and consumables, unless specified
- Ductwork deep cleaning, which we recommend on evidence rather than on a schedule
- Equipment not listed on the contract asset schedule — every item we cover is named, so there's no ambiguity later
On "comprehensive" contracts
The word is used loosely in this market. A non-comprehensive AMC covers inspection, servicing and labour, with parts quoted as needed. A comprehensive AMC includes parts as well, and costs more. Both are legitimate — but you should know which one you're buying, and the answer should be in writing. We put it in ours.

A written report listing every asset checked, the readings taken, what was corrected on site, and what needs attention — with photographs of anything significant.

Asset history
A running record for each piece of equipment — faults, parts fitted, performance trend. This is what turns "the compressor's getting noisy" into a budgeted replacement instead of an emergency invoice.

A consolidated year-end summary: reliability, recurring faults, efficiency indicators, and a recommended capital plan for the year ahead. Take it straight into your budget meeting.
Built Around What You'll Be Inspected On
- Dubai Municipality food safety — chilled high-risk food at 5°C or below, frozen at −18°C or below, with a HACCP-based system and records available for inspection. Our reporting is formatted for that file.
- Refrigerant handling and leak management — recorded checks, proper recovery, and honest advice when repeated top-ups mean a leak repair is overdue.
- Indoor air quality — filter condition, drain pan hygiene and fresh air provision, which matter for offices, clinics, schools and food handling areas.
